Monster Cleaning Wood Green sets an end of tenancy price on bedroom count, which puts a studio in N22 at £156 and a two bedroom flat at £243. That figure lands during the call and stays where it is. Floors are counted on top by the room. So is the oven, which is its own line at £31 whatever state it is in.
| Property | Fixed price |
|---|---|
| Studio | £156 |
| 1 bedroom | £207 |
| 2 bedrooms | £243 |
| 3 bedrooms | £339 |
| 4 bedrooms | £425 |
Why the size of the flat sets the price and the clock does not
An inventory clerk works from a list you have never seen, written by somebody who is not in the room with you. Put an hourly rate against that and every minute of overrun lands on the tenant. Banding it by bedroom count puts the overrun on us instead. A roomy two bedroom is billed as a cramped one, and a crew that opens a bathroom worse than described stays until it is done without a second number appearing at the end. One thing only shifts a band, which is a property materially unlike the one you described on the phone, and you would be told before anybody unpacked a cloth.
What the band takes in
Cupboards emptied and done inside, outside and along the tops of the doors, which is where grease settles and where nobody ever looks. Fridge and freezer once you have switched them off and let the ice go. Washing machine drawer, filter and door seal. Every bathroom taken back through its scale. After that comes the skirting, the door frames and door tops, switch plates, radiator backs wherever a brush reaches, wardrobe interiors, window frames and runners, the inside of the glass, and floors at the very finish so nothing is walked over twice. Where a loft room is being let as a bedroom, add it in. Extra bathrooms add nothing at all.
The oven stays outside the band. Wiped last month or left for three years, it is the full oven job on its own line at £31, so a two bedroom handover with the oven done comes to £274. You hear that total while we are still on the phone, and that is a better time to hear it than eight o’clock on the morning of your check-out.
One front door, two or three tenancies
Here is the thing a firm driving in from outside keeps getting wrong. The Victorian terraces around Noel Park and Lordship Lane have a very high rate of conversion into flats and licensed shared houses, so an address on a tenancy agreement is often one floor of a building holding two or three separate households behind the same front door. We price the flat being cleaned. Never the building. Tell us how many rooms are on your agreement and whether the kitchen or the hall falls to you, and the band comes off that count: an upper flat with two bedrooms inside a three bedroom house is £243, because two bedrooms is what it actually is. The same rule runs south towards Turnpike Lane and across to the Harringay Ladder.
Limescale is the thing a clerk photographs
Thames Water supplies Haringey at roughly 300 ppm, which is hard by any measure. Scale is a mineral bonded into the surface, not soil sitting on top of one, which is why an acid product plus patience lifts it and elbow grease does not. That waiting time is already inside the quoted figure. Shower screens, tap bases, shower heads and the ring inside the pan are the simplest things in a flat to photograph, which is exactly why they get photographed. Getting those spotless is where the handover is won.
Count the floors before you ring
Carpets stay outside the band on purpose. A large share of flats here are boarded throughout and would otherwise be paying for work they cannot use. Added to a handover they cost less than a carpet-only visit: a bedroom is £29, a living room £36, two receptions opened into one £47, a flight of stairs £35, and a rug £29 or £42 either side of 3m². Worked through on a Noel Park terrace let as a whole house: a hall at £20, a living room at £36, one flight at £35 and two bedrooms at £58 makes £149 sitting on top of the £243 band. Knowing the whole sum a fortnight ahead lets you plan the move around it. Method, machine and drying times are set out on the carpet page.
Month end, and the Friday everybody wants
N22 carries one of the highest private rented shares in north London. The flat conversions and licensed shared houses around Noel Park and Turnpike Lane account for a good deal of it, and the newer blocks on the High Road for the rest. Much of that market runs on rolling or twelve month agreements rather than long family lets, so turnover is quick and check-out dates bunch together. The last Friday of the month goes first. It goes first every month. Ring on the day your check-out is confirmed rather than the day the keys are due, and a week of notice gets you the slot you actually wanted.
Covered after the keys go back
Your check-out report is the real test of the work, so the job stays open after we leave. Where a clerk marks down something we cleaned, ring 020 8077 9085 inside 48 hours and a cleaner returns to put it right at no charge, working from the report itself.
When a flat needs a longer day
A property that has gone several years without a proper turn out is costed by the team hour as a deep clean, which gives the crew the time that kind of flat deserves. We settle which suits you on the phone, before anything goes in the diary.
Where the band holds
N22 in the main, plus N8 for Turnpike Lane and Hornsey, N11 for Bounds Green, N17 for Tottenham and N4 for Harringay. A handover in Tottenham is priced exactly as one in Noel Park, and one rate runs from 8am to 7pm on all seven days. Every figure is printed on the prices page and the other jobs are set out on the services page.
Questions we get asked
How much is an end of tenancy clean in Wood Green?
A studio is £156, one bedroom £207, two £243, three £339 and four £425. That covers the whole property bar the oven and the floors, and is settled before we start. The oven goes on as a separate £31 line, and floors are added by the room.
Can you clean one flat inside a converted house?
Yes, and around Noel Park it is most of what we do. Tell us how many rooms your agreement covers and whether the kitchen or the hall is yours. We price the unit, not the building, so a two bedroom upper flat is £243 even where the deeds say three bedroom house.
Is the oven included in the price?
No. The oven is always its own line, £31 next to the band, and we give you the total with it on the call. Carpets are counted apart as well, because plenty of these flats are boarded throughout.
How long does a move-out clean take?
Five or six hours with two cleaners on an average two bedroom flat. A studio is about half a day. A three bedroom with two bathrooms and years of scale can run to a full one, which is why we ask about the state of the place and not only the room count.
What happens if the inventory clerk is not satisfied?
Ring us inside two days of the check-out and somebody returns to put right anything that was ours, at no charge. Ask your clerk for the report itself, since a complaint passed on by an agent almost never names the item.
Do we book you before or after the removal lorry?
After, if the dates allow it. Empty rooms clean properly, and every cupboard gets opened by somebody holding a camera. Where your tenancy overlaps the move by a day, use that day. Leave the power and water on and thaw the freezer overnight.
