Long rungs and where to park
Every rung looks much the same, with terraces both sides running a long way back from Green Lanes. A space right outside is rare, so if you are halfway along, tell us and we will work out where to stop and how far the carry is.
Upstairs flat, downstairs flat
Most Ladder houses were split years ago into an upper and a lower flat, so a three bedroom house on the deeds is frequently two tenancies with two check-out dates and two sets of keys. We price what you actually rent. A converted upper flat with two bedrooms is a £243 move-out clean, and knowing that before the van is loaded saves a conversation on the doorstep. Most of the Ladder flats we clean are rented rather than owned, so the work lands in the last week of the month with the inventory booked for the Friday. Ring at the start of that week.
Through lounges and what they cost
One long room, one price. Two receptions opened up into one long space is the standard alteration on a Ladder house, and our list calls that a through lounge at £61 instead of billing two separate rooms. Floors are £36 a bedroom, £41 a flight of stairs and £35 or £51 for a rug by size, with a £67 minimum on one off work that a single room will not reach alone. Weekly cleaning is £23 per cleaner an hour, fortnightly £24, ironing £12 an hour on top.
Green Lanes gets into the paintwork
Grease travels further than people expect. In the flats on the lower rungs, close to the restaurants and takeaways along Green Lanes, we regularly find a film on the kitchen ceiling and the hall gloss that ordinary spray slides straight over. It wants a degreaser and a longer dwell time before anybody starts wiping. Kitchens there come back with a clean ceiling as well as clean units.
Across the tracks
One price list. We work Tottenham on the same days as the Ladder, so a booking either side of the railway usually fits into the same week, and what we charge in Wood Green is what you pay in N4. Ovens are £77 single and £110 double, with a ceramic hob at £23 or a gas one at £28. How do you price a converted flat on the Ladder?

What is a through lounge and how is it charged?
A front and back reception knocked into one long room, which is common on the Ladder. We charge £61 rather than two rooms at £43 each, because it is one continuous stretch of carpet and quicker to work than two doorways.
