Local knowledge
Working in Wood Green
Wood Green is a working London high street with two very different residential grains behind it. East of the High Road is Noel Park, a planned late-Victorian model estate of almost entirely terraced houses laid out between Lordship Lane and Westbury Avenue: small, uniform, and now a conservation area. West and north the pattern shifts to standard Victorian terraces along Gladstone Avenue and the Alexandra Park slope, and Edwardian semis with generous loft space towards Bounds Green and Turnpike Lane.
Layered on top is a decade of high-density High Road redevelopment, including the 197-home scheme at 22–42 High Road with 74 affordable units, built over shops with minimal parking. Those new schemes are designated car-free housing: residents can't buy permits at all, and no visiting trade vehicle can be permitted through the household, so we plan the load-in before the day rather than circling.
Car-free blocks on the High Road
The new High Road schemes are designated car-free: residents can't buy a permit and no visitor permit can be issued for a trade vehicle. We sort the load-in and the timing with you before the day.

Questions
Common questions in Wood Green
Is the end of tenancy price really fixed?
Yes: fixed by property size and agreed before we start. A studio is £156, a one-bed £207, up to £425 for four bedrooms. Carpets and ovens are priced separately because not everyone needs them.
My block is car-free. Can you still come?
Yes. The new High Road schemes are designated car-free housing, so residents can't buy permits and no visitor permit can be issued for a trade vehicle. We plan the load-in and the timing with you in advance rather than circling the block on the day.
Which parking zone is my street in?
Haringey runs separate Wood Green Inner and Wood Green Outer CPZs. A 2021 review of both was consulted on and ended with no changes, so the two zones and their different street lists still apply, and they have to be checked road by road, which we do before the day.
There are three flats behind one front door. How do you price that?
Per tenancy. The Victorian terraces around Noel Park and Lordship Lane have a very high rate of conversion into flats and licensed shared houses, so one address often means two or three separate tenancies. Tell us which flat and we price that unit, not the building.
Do you charge extra for evenings or weekends?
No. We work seven days, 8am to 7pm, at the same rates. Water here is hard, so limescale on taps, screens and kettles takes longer than people expect, so we budget the descaler dwell time in. We bring our own machines and materials too.
